How to buy in Lombok without getting scammed.

The Lombok land mistake that costs buyers everything is almost always the same: skipping verification. A beautiful plot, a friendly seller, a price that feels fair, and no independent check of who actually owns it or what you can do with it. Three checks catch the vast majority of problems.
The three checks that protect you
- Verify the BPN certificate. We confirm the land certificate is genuine and matches the seller, checked against the national land registry (BPN), not just a photocopy you are shown.
- Confirm zoning and permitted use. A plot you cannot build on, or cannot rent from, is not the plot you think you bought. We check zoning before you commit.
- Run independent due diligence. A notary who works for you, not the seller, reviews ownership history, access and a clean transfer before any money moves.
Trust words, distrust words. Phrases like “guaranteed returns”, “nominee arrangement” and “act now” should raise your guard. Phrases like “BPN certificate check”, “notarised” and “zoning confirmed” are what safety sounds like.
Red flags to walk away from
- A seller who will not let an independent notary verify the certificate.
- Pressure to pay a deposit “today” to “hold” the land.
- A nominee structure pitched as the “normal” way for foreigners.
- Prices with no comparables and no explanation of how they were set.
- Vague answers about zoning, access roads or boundaries.
