South Lombok is not one market, it is a string of bays and villages, each at a different stage. Knowing the difference is the single biggest edge a buyer can have. Here is the honest rundown.
Kuta Lombok
The beating heart of the south coast. Cafes, co-working, schools, surf and the deepest rental demand.
Selong Belanak
A wide, gentle bay beloved by families and beginner surfers. Land values rising fast.
Are Guling
Quieter and cheaper than Kuta, with strong upside as roads and resorts arrive.
Gerupuk
A working fishing bay turned investor favourite, famous for its surf breaks.
Mawun & Torok
Dramatic, quiet coastline for buyers who want nature and privacy over nightlife.
Tanjung Aan & Tampah
Famous white-sand beaches and headland views, with premium and trophy plots.
Kuta Lombok
If you want amenities, community and rental income from day one, start here. Kuta has the cafes, the schools, the surf and the tourists, which means the strongest short-term rental demand on the coast. You pay more per are than anywhere else nearby, but liquidity and yield are the trade-off you get back.
Selong Belanak
The beach everyone photographs. A gentle, family-friendly bay with beginner-friendly waves and a steady stream of lifestyle buyers. Land values have climbed quickly and verified inventory is tightening, so good plots move fast.
Are Guling
Where a lot of the smart money is quietly going. Entry prices are well below Kuta, and the upside case rests on improving roads, the Hyatt opening and the broader Mandalika build-out. Ideal for a patient buyer who wants growth.
Gerupuk
A real working fishing village wrapped around a surf-rich bay. It has become a favourite for investors who want character and ocean views without Kuta prices.
Mawun & Torok
For buyers who prioritise nature, privacy and dramatic coastline over nightlife. Lower entry points, quieter roads, and a slower, greener pace of life.
Tanjung Aan & Tampah
Some of the most famous white sand on the island, plus headland plots with trophy views. This is premium and occasionally record-breaking territory, where due diligence matters most.
